Historic Elegance Reimagined

511 Marigny is located in the heart of the Marigny-Bywater neighborhood near the bank of the Mississippi River and bordering the French Quarter. This three-story building once anchored the Alden Mills hosiery factory founded in 1891. In 2012, the renovation project converted a 76,000 square foot historic building from its original intention to a stunning residential property boasting forty-seven luxury loft style residences.

An observation space was added to the rooftop with 360-degree views of New Orleans and Mississippi River. The completed residential units boast 16- to 18-foot ceilings with exposed ceiling/floor decking, open floorplans, wood floors, modern galley kitchens with stainless steel and granite finishes, six-foot soaking tubs, and glass wall-mounted vanities. All the existing steel-framed windows were rebuilt and reused, with impact-resistant glass. The building also provides 3,500 square feet of first-floor commercial and retail tenant space.

To maintain the historic wood floors and exposed ceilings, existing pecan flooring was removed and reinstalled after the addition of interstitial acoustical layers to maximize separation between residences. Heavy timber wood columns and beams, exposed brick and steel fire doors were also retained within the building resulting in a visually remarkable masterpiece.
